AC Maintenance Checklist.


What’s the best recipe for nurturing house plants? Just the right amount of sun and water, for starters. How about for keeping your weight under control? Well, you would do well to eat right, eat several times a day, and get plenty of exercise.

Where are we headed with this? For everything you care about in life, there’s a right and wrong way to protect what’s yours. That goes for your central air conditioning system too. And the two best things you can for it are the following:

  1. Clean or replace the filter every 30 – 60 days or as needed;

  2. Have your system professionally cleaned and inspected once a year.

Why is the latter so important? Well, your AC system works overtime to help keep you and your family cool and comfortable and incurs a lot of wear and tear in the process. Here are just some of the steps we employ during an AC cleaning and inspection:

  1. Test thermostat operation and accuracy

  2. Clean or replace filter as needed

  3. Monitor volts/amps on fan motor

  4. Lubricate and inspect bearings for wear

  5. Monitor operating pressure of refrigerant

  6. Inspect safety devices for proper operation

  7. Tighten all electrical connections

  8. Check condenser coil and evaporation coil

  9. Inspect duct work for air leakage
